Selling your property

The biggest mistake sellers make is to overprice their property. Pricing your property realistically will ensure your property sells within an acceptable time-frame. Overpricing will lead to your property being over-exposed, and potential buyers will be suspicious of why your property has taken so long to sell. Should they decide to make an offer, it will probably be well below market related as a result. Even if a buyer is prepared to pay the high price, the chances are the buyer will not get a loan as the bank will not approve the value.

(You must actually “sell” your property twice: to a buyer and then to a bank valuator. The buyer is more subjective and compares the amenities you offer to what other sellers in the same price range are offering. The appraiser is more objective and compares age, size and cost-identifiable features in your property against other properties that have sold.)

Viewing of your property

When bringing buyers to view your property we will arrange the viewing at reasonable times and at your convenience. While being sensitive to your circumstances, we rely on your co-operation for access, as often, serious buyers require viewings without much notice. Sometimes a buyer will come back to view the property a second time, or with different family members or even a builder or architect for their opinion.   If you have plans for an extension or any additions please keep them handy as the purchaser may want to view what you had in mind.

When buyers are viewing the property it is important that you allow the agent to accompany them through the property and let the agent do the talking and answer any questions the buyer may have.

Marketing strategy

The internet is becoming a very popular medium for buyers in their search for a property. Buyers are able to view a wide selection of properties in their own time and narrow down those properties they wish to view. We will place your property on our website with description and photos. Those properties for which we are given a SOLE MANDATE are displayed in a very prominent position on our website.

Newspaper advertisements are done on a selective basis as we have found that a very low percentage of our buyers come from this medium except from glossy page publications.

At any given time we have a list of potential buyers and if what your property offers fits their requirements, we contact them first. In our property market network we have a number of developers and if your property has any potential for renovation or development we contact them immediately. We also have buyers who are looking for an investment (buy to rent) and buyers looking for business opportunities such as properties suitable for Bed and Breakfast ventures.

Feedback

We will give you feedback after every viewing and when we sell your property, we will keep you informed on the progress of the transaction. This will give you an indication of how the market is receiving your property. We prefer to give the feedback personally but will use phone calls, SMS or email where convenient for you. When we sell your property we will keep you informed on the progress of the transaction.

Offers

All written offers will be presented to you as the seller. If the offer is not acceptable to you, we will assist you with a counter offer and present this to the potential buyer.  In any negotiations on the price of the property we always set the seller's interest first as you are our client and have given us the mandate to sell your property.

Transfer Process

There are a number of things that happen behind the scenes involving a number of different role players. At Kanaan Properties we drive and monitor this process, ensuring that all the role players perform their responsibilities within an acceptable time-frame.

We will assist to make the transition an easy and pleasant experience.

Remember to make provision for the following costs:

  • Estate Agents Commission 
  • Electrical Inspection Certificate 
  • Bond Cancellation 
  • MISC "Deal Sweeteners" eg: repaint, replace broken windows, etc
